Good to know
before you rent.

The practical details, in plain language. If anything is unclear, we’re happy to talk it through.

Talk with us at 406-677-7034
Month-to-month, from the start
Your first partial month is prorated, then rent is due on the first. Ask about the 10% discount for paying 12 months in advance.
Bring a photo ID
A valid government-issued photo ID and signed rental agreement are required before move-in.
Plan for your lock
Bring your own lock except at Clearwater Junction, where we supply a lock and keys with a refundable $20 deposit.
Engines stay out of indoor units
Anything with a combustion engine — cars, trucks, boats, jet skis, ATVs, UTVs, motorcycles, snowmobiles, mowers and generators — may be stored only in a 12 × 34 Toy Box, a covered space or the open yard, never in an indoor unit. Vehicle storage needs a Vehicle Storage Addendum.
Standard, non-climate-controlled storage
These spaces are not climate controlled. Do not store property that can be damaged by temperature changes, or items that are irreplaceable or sentimental.
Your belongings, your coverage
Property in your unit is not insured by the facility. Contents insurance is optional; without it, you assume the risk of loss or damage.
Storage has a value limit
The rental agreement limits stored property to $5,000 in total value unless you receive written permission in advance.

Questions people
ask before moving in.

A quick guide to payments, storage rules, and the spaces available here.

When is rent due, and what payment methods do you accept?

Rent is due on the first and is late after the tenth. The office accepts cash, check, money order, cashier’s check, or bank bill pay. Debit and credit card payments carry a 4% service fee.

What can’t I keep in a storage unit?

Do not store food or animal feed, explosives, fireworks, weapons or ammunition, propane, flammable or hazardous materials, illegal goods, or anything that produces strong odors. Units may not be used as living space or as a place to operate a business.

Do I have to buy insurance?

No. Contents insurance is not required, but the facility does not insure your stored property. Check whether your homeowner’s or renter’s policy covers belongings kept away from home, or arrange separate coverage if you want it.

What is required for boat, RV, or vehicle storage?

A titled vehicle, vessel, or trailer requires a Vehicle Storage Addendum with registration, ownership, lienholder, and insurance details. Gas-powered items are limited to the Toy Box, open yard, or covered spaces, must use a drip pan or absorbent pad, and may not include stored propane. Call before renting so we can match you with the right space.

Are there any deposits?

There is no security deposit. Clearwater Junction requires a refundable $20 lock deposit, returned when both keys are returned.

This is a plain-language overview. Your signed rental agreement contains the complete terms.
